Need to Know

Before immersing yourself in the villa experience, here are some essential details for your stay:

Taxes & Deposits: Please be informed that there are additional costs to the quoted price. A service charge of 5%, a lodging tax of 3%, and a government tax of 16% will apply. A non-refundable damage insurance fee of USD 149 is also applicable. A security deposit of USD 2,000 may be required during your stay, which will be returned upon departure, barring any damages.

Occupancy & Charges: Rates are based on double occupancy. For additional guests, a fee of USD 50 per night will be charged. The maximum occupancy for the villa is 12 guests. Check-in is at 3  p.m., and check-out is at 11 a.m.

Regulations in Sian Ka’an: Due to the protected status of Sian Ka’an, guests are kindly reminded not to bring external ATVs, kiteboards, or other water sports equipment. Fishing is also prohibited to protect endangered marine life. The villa maintains a strict no pets policy. Additionally, please note that roads within Sian Ka’an are unpaved. Travel times and distances may vary depending on the season and road conditions.

Quiet Hours & Compliance: Quiet hours are observed after 10 p.m. to maintain serenity. Loud music or noise is not permitted. Penalties may be applied for non-compliance.

Natural Phenomena: During the warmer months, the Riviera Maya might experience seaweed presence due to shifting ocean currents and rising temperatures. This is a natural occurrence, and the staff will do their best to ensure guest comfort.
