Fully staffed beachfront and jungle villas with chef, butler & concierge — cenotes, Mayan ruins & Caribbean white sand on Mexico’s Riviera Maya
Beachfront Caribbean estates and private jungle retreats with full staff — from bohemian-chic design to grand family compounds
Beachfront hotel zone, jungle neighborhoods, secluded bays & biosphere reserves — each area offers a different Tulum experience
Tulum is unlike anywhere else on the Riviera Maya — a Caribbean beach town where ancient Mayan ruins sit on clifftops above turquoise water, cenotes hide in the jungle, and bohemian-chic design meets barefoot luxury. The beach zone is car-free, the restaurants are world-class, and the pace is slow. A staffed villa here means your chef prepares fresh ceviche and tacos while you swim in your private cenote or walk to the beach through the jungle.
Villa Experience has curated luxury villa rentals in Tulum’s most sought-after locations — from beachfront estates on the hotel zone strip to jungle compounds in Aldea Zama, secluded hideaways on Soliman Bay, and eco-luxury retreats near Sian Ka’an Biosphere Reserve. Every villa includes private chef, housekeeping, and a dedicated concierge who arranges cenote tours, Tulum and Cobá ruins visits, Sian Ka’an boat trips, kite surfing, sound healing ceremonies, and reservations at Tulum’s best restaurants.
The best time to visit Tulum is from December through April, when temperatures average 78–88°F (26–31°C) with low humidity and clear Caribbean water. This is peak season, so book villas early. November and May are excellent shoulder months with warm weather, fewer crowds, and lower rates. The rainy season runs from June through October with brief afternoon showers. Sargassum (seaweed) can affect Tulum’s beaches from May through September — some properties clean daily, and the secluded bays (Soliman, Tankah) tend to be less impacted. Whale shark season runs from May through September for guests who want to swim alongside them.
It depends on your travel style. The Tulum Beach Zone (hotel zone) is the famous car-free strip along the Caribbean — walk to beach clubs, restaurants, and the Tulum ruins. Villas here are steps from the sand but come at a premium. Aldea Zama is a planned residential neighborhood 5–10 minutes inland with modern design villas, cenotes, and a growing restaurant scene — it’s Tulum’s most popular area for longer stays. La Veleta is further inland, quieter, and more affordable. Soliman Bay and Tankah Bay (15–20 minutes south) are secluded waterfront locations perfect for total privacy and snorkeling. Sian Ka’an Biosphere is the most remote — an eco-luxury experience in a protected nature reserve
Every Tulum villa booked through Villa Experience includes a private chef or cook (2–3 meals per day, groceries at cost), daily housekeeping, and a dedicated concierge. Your chef specializes in fresh Caribbean-Mexican cuisine — ceviche, tacos al pastor, cochinita pibil, and tropical cocktails. Your concierge arranges cenote tours (Gran Cenote, Cenote Dos Ojos, Casa Cenote), Tulum and Cobá ruins visits, Sian Ka’an biosphere boat trips, kite surfing, snorkeling the Mesoamerican Reef, sound healing and temazcal ceremonies, bicycle rentals, beach club reservations, and in-villa spa treatments.
Tulum is surrounded by some of the Riviera Maya’s most spectacular cenotes. Gran Cenote is the most popular — a cavern with crystal-clear water, stalactites, and turtles, just 4 km from Tulum town. Cenote Dos Ojos is a world-class diving and snorkeling cenote with two interconnected cave systems. Casa Cenote is an open-air cenote connected to the ocean, ideal for kayaking and stand-up paddleboarding. Cenote Calavera (“The Temple of Doom”) is a dramatic jump-in cenote. Cenote Sac Actun is part of the world’s longest underground river system. Your concierge arranges private cenote tours so you arrive before the crowds.
Yes — Tulum is one of Mexico’s most sought-after destination-wedding locations. We offer beachfront estates, jungle compounds, and cenote-adjacent properties that host ceremonies and receptions from 20 to 80+ guests. Tulum weddings are known for bohemian-chic style — barefoot beach ceremonies, jungle receptions lit by candles and string lights, and after-parties under the stars. Your concierge coordinates with local wedding planners, caterers, florists, photographers, and musicians. Some villas have direct beach access for sunset ceremonies.
Browse our Tulum villa collection above, or contact our team at +1 (786) 661-7603 or via the contact form. Share your dates, group size, preferred zone (beach zone, Aldea Zama, Soliman Bay, jungle, etc.), and any special requests like cenote tours, wedding planning, or Sian Ka’an excursions. We’ll send a curated shortlist within 24 hours. A 50% deposit secures your villa, with the balance due 60 days before arrival. Cancun International Airport (CUN) is approximately 1 hour 45 minutes from Tulum, and your concierge arranges private airport transfers in a luxury SUV or van.

Twelve of us descended upon this 22,000-square-foot slice of heaven in February 2026, fully prepared to “rough it” in luxury—and somehow the place still exceeded every expectation. From the moment we walked in, jaws dropped, phones came out and at least three of us said, “Wait… we get to stay here?” The villa itself is breathtaking. Every corner looks like it belongs in a design magazine, but somehow still feels warm and inviting. The home furnishings are exquisite without being stuffy. You can admire the craftsmanship while still comfortably lounging with a margarita in hand. And the views? Absolutely ridiculous. The kind of sweeping, sparkling, postcard-perfect views that make you pause mid-sentence and say, “Okay, this is absurd.” Sunrises felt cinematic. Sunsets felt magical. And then there’s the staff. Seven absolute legends who somehow mastered the art of being attentive without ever hovering. It was like they had a sixth sense for when we needed fresh guacamole, another round of drink or a beautifully prepared meal. And then they would vanish before we could awkwardly say, “You really didn’t have to…” (But we’re so glad you did.) Every detail was handled seamlessly. Beds magically made. Towels refreshed. Coffee appearing right when needed. It was ninja-level luxury service. Traveling with 12 friends can sometimes test the strength of even the closest bonds—but this house gave us space to spread out, gather together, celebrate, relax and laugh nonstop. There were poolside afternoons that turned into sunset cocktail hours that turned into long dinners filled with stories and toasts. Somehow, in a house that grand, it still felt intimate and personal. By the end of the week, we weren’t just relaxed, we were transformed. Spoiled forever? Possibly. Ready to move in permanently? Absolutely. Las Villas Puerto Vallarta isn’t just a vacation rental. It’s an experience. It’s the kind of place where memories are made, friendships are deepened and you briefly consider starting a new life as a full-time villa resident. To the incredible team who made our February getaway unforgettable: thank you for giving 12 very happy guests the trip of a lifetime. We’ll be dreaming about those views (and those meals) for a very long time.Posted on Gabriel SarahTrustindex verifies that the original source of the review is Google. Villa Magnifico is not just a place to stay — it’s an experience, and one we will be talking about for the rest of our lives. We stayed here with 16 people to celebrate a 50th birthday, and from the moment we arrived, it was pure magic. The house itself is breathtaking — impeccably designed, spacious, elegant, and somehow both luxurious and warm. Every room felt like a private retreat: beautifully appointed, comfortable, spotless, and thoughtfully laid out so everyone had space while still feeling connected. But what truly elevates Villa Magnifico to another level is the staff. I honestly cannot overstate how exceptional they are. Attentive without ever being intrusive, warm, joyful, professional, and genuinely invested in making our stay perfect. It felt less like “service” and more like being cared for by people who truly love what they do. Every need was anticipated before we even had to ask. The food and drinks were extraordinary — restaurant-quality (actually, better than most restaurants). Every meal felt like a celebration: beautifully prepared, delicious, plentiful, and customized to our group. Cocktails flowed effortlessly, breakfasts were leisurely and indulgent, and dinners became unforgettable communal moments full of laughter and connection. And the vibe — wow. Joyful, celebratory, relaxed, elevated, fun. This villa somehow manages to feel glamorous and playful at the same time. Whether we were lounging, celebrating, dancing, eating, or simply soaking it all in, the energy of the place brought our group together in the most beautiful way. For a milestone birthday, we could not have imagined a more perfect setting. Villa Magnifico gave us memories that are truly priceless — moments of joy, laughter, connection, and celebration that we will carry forever. If you are considering staying here: book it immediately. It exceeds expectations in every possible way. Villa Magnifico lives up to its name — it is, quite simply, magnificent.Posted on Abbe KirschTrustindex verifies that the original source of the review is Google. The property is exactly as pictured, which is what sold me on staying there, but it is even better than that! The property is so expansive; there are so many places to be and relax and enjoy the beauty. Apart from the idyllic setting, the staff are who made this trip so extraordinary. From Roberto (and Abed) who made sure that every detail was perfect (making sure the house provided us with everything we desired, arranging every activity, transportation and spa services, and giving us so much attention), to Alan and Adrien who fed us superb, delicious and gorgeously presented dishes, to Gilberto who made sure we always had something to drink and providing us with such impeccable service. I was celebrating my birthday with friends, and they made me feel extra special, presenting me with gifts and providing so many unexpected extras. An exceptional activity is having dinner prepared for your group. We had an entire afternoon and evening experience with the best crew, a stunning table and a magnificent time in the kitchen learning from Alan and then eating the best food! It is a must do activity! I cannot wait to return!Posted on Alyssa GustafsonTrustindex verifies that the original source of the review is Google. 100000/10! Where to even begin! Our stay at Las Villas for my husband's 40th birthday was perfect from start to finish. All 15 of us had a perfect stay. The rooms are extremely well cleaned, decorated, and taken care of. The pool and views are extremely Instagrammable!! The food was delicious, fresh, and all allergies/accommodations were followed. Most importantly, the staff is INCREDIBLE. They were so sweet and attentive. Jose Luis and Damian were the best bartenders. The concierge, Alexa, helped us schedule transportation, dinner reservations, a Mariachi band, a birthday cake, and more. We wouldn't have changed a thing and hope to be back. Thank you, Las Villas!!Posted on Sharon LarkinTrustindex verifies that the original source of the review is Google. Villa Experience did an amazing job with our rental in Puerto Vallarta! This is an easy review to leave: “Stunning” is putting Villa Magnifico mildly. The immaculate modern furnishings, exercise room, gaming room, and heated infinity pool are all inviting. The unobstructed views are spectacular. The staff made me comfortable and truly taken care of at all times. Thank you! I can hardly wait to go back!Posted on Sandee LappeTrustindex verifies that the original source of the review is Google. Absolutely perfect! Villa is so much more than the pictures show. The staff is simply amazing, and Estella, the chef serves up the best food. Sharing her secrets with us, can't wait to try at home. The beach is a little difficult to get to and when the waves are high, the undertow can get strong. The villa is perfect and has everything you need. Can't wait to go back!Posted on Leeanna CardinTrustindex verifies that the original source of the review is Google. Rocio was very helpful with our booking, transfers, and any other services we needed. It’s a pleasure doing business with such kind and professional people. The home is beautiful - you'd never know just walking up to the large wooden door off the street. There are stairs wrapping down to the water with various levels of living spaces and bedrooms, each of them gorgeous. There isn't a bad view in the house. The house sits just at the ocean, which is an incredible experience to hear the waves crashing all day and night. The staff is wonderful, from Miguel's food to Roberto and Enrique's hospitality. Our kids adored Roberto. They made him cards and gifts and gave him big hugs as we left (we miss you Roberto!). The house is perfectly located away from town but also within a 5 min drive or short walk to all the great shopping and restaurants. There's a short but slightly precarious path to a beach from the house that we enjoyed swimming at. Don't bring a ton of stuff - just walk over to swim and head back. It's a good beach for kids, but I would be weary walking there with super young kids. Tips: Make sure you're super clear with the staff about exactly what meals you want, how much of each dish to make, and what time you want to eat. We had a few miscommunications, so ultimately I wrote everything down. Also, have enough pesos on hand to cover groceries and tips. Ubers are easy and cheap from the house. Overall, this place was absolutely magical and I'd love to come back!Load moreVerified by TrustindexTrustindex verified badge is the Universal Symbol of Trust.
