Zorba Cinco

Zorba Cinco is part of the curated Villa Experience collection, a five-bedroom villa set at the very front of the Zorba property in Tulum with a private seaside pool and an uninterrupted outlook over the beach. It is the largest and most open of the homes on the property, built for groups and families who want to be directly on the water without giving up the privacy of a house of their own.

High ceilings, curved walls and reclaimed doors give this seafront villa a romantic, generous feel. Recently renovated, the house opens onto a broad lanai furnished with comfortable lounge seating, the private pool beyond it, and an unusually close connection to the sea. The spacious kitchen and dining area carries plenty of counter space for preparing meals, with stools pulled up for casual eating and a custom wood dining table that seats twelve. Meals here tend to run long, and the room is built for it – the kitchen stays part of the conversation rather than shut away from it.

Two of the upstairs bedrooms hold king beds, ensuite shower rooms and doors opening onto a private upper deck with sea views. A third bedroom on the same floor faces the jungle and the large communal pool, with a double bed, built-in bunk beds and an ensuite shower room. The fourth, also jungle-facing, has a queen bed with a private shower and vanity in the room plus access to the shared second-floor bathroom. The fifth bedroom sits on the main floor with a king bed, an ensuite shower room and a door onto the common outdoor living space, making it the natural choice for anyone who would rather not take the stairs. Ceiling fans and the sea breeze keep the house cool through the day, with air conditioning for the night.

The beach directly in front is a long stretch of powdery white sand meeting clear turquoise water, shaded by palms and set with palapas, loungers and sea kayaks. Guests enjoy the villa’s own pool alongside access to the larger communal pool, the shared rooftop patio, the yoga shala and the beach area with day beds. Yaan Spa, Be Tulum, Chiringuito and Nomade are all a few minutes’ walk along the sand. Staff are on site daily, security is present at night, and chef service can be arranged on request.
