Zorba Estate

Zorba Estate is part of the curated Villa Experience collection and represents the whole of the Zorba property in Tulum taken as a single booking: six individual homes, eighteen bedrooms and room for forty-four guests on one naturally landscaped beachfront lot. It exists for the occasions that outgrow a single villa – weddings, family reunions, retreats and company gatherings – where a group wants the run of an entire property rather than a share of one.

The six houses each keep their own character and their own front door. Zorba Uno and Zorba Cinco sit closest to the shoreline, Cinco with its own private seaside pool and a broad lanai facing the water. Dos, Tres and Cuatro are set back into the planted interior beneath generous tree canopies, each with private balconies and rooftop terraces among the palms. The Penthouse occupies the top floor with its own exterior staircase and a bird’s-eye view along the length of the beach. Copper lighting, handcrafted tiles, coloured glass and reclaimed doors run through all of them, giving the property a consistent, unhurried character without making the houses feel repetitive.

Shared space is what makes the estate work as one. Two swimming pools, a rooftop observation deck above the beach, a yoga shala and fitness studio, outdoor dining areas and a long beachfront set out with palapas, loungers and day beds. Stand-up paddleboards, sea kayaks and boogie boards are available throughout. The beach in front is a wide stretch of powdery white sand meeting clear, warm Caribbean water, with restaurants, spas and yoga classes a short walk along the shoreline. The property runs off grid on its own power, and staff are on site daily with security overnight. Access is controlled and the grounds stay exclusive to registered guests throughout a buyout.

Because the estate takes the whole property, it also unlocks what individual bookings cannot. Events are accommodated here for between twenty and one hundred people, with a dedicated fee for a wedding ceremony and reception and a separate arrangement for additional functions across a stay. A minimum of four nights applies to any buyout. Daily housekeeping covers every house, an on-site manager handles the day to day, and chef service can be arranged across the property so that a group of forty-four is catered as readily as a group of six.
