Will Ciudad Mayakoba Become the New Punta Mita?

First, a brief introduction just in case you are not familiar with Punta Mita or Ciudad Mayakoba. They are two of the most interesting gated communities in Mexico. Located one in Riviera Nayarit (Punta Mita) and the other one in Playa del Carmen (Ciudad Mayakoba), it’s easy to see why the comparison, especially when someone is looking for a good real estate investment in Mexican beach town. However, the comparison could be unfair or even a bit misguided, because even though they are both high-end developments, their unique characteristics differ quite a lot.

Punta Mita is the golden standard when talking about exclusive gated communities in Mexico’s coastal towns. It’s a private peninsula with a couple of world-class golf courses and two of the best hotels in the country (Four Seasons & St. Regis). It’s also home to 15 luxurious sub-communities and has become a favorite destination for Hollywood celebrities and tech entrepreneurs. A success story in itself and a recognized brand worldwide.

Ciudad Mayakoba, on the other hand, is an up-and-coming project that many have identified as the new challenger to Punta Mita, although it won’t be finished before 2024. Located in the Mexican Caribbean, it offers better beaches than those of the Pacific and a more community-minded approach. It also features a gorgeous golf course, plus a metropolitan park, state-of-the-art health center, privet bilingual school, university, shopping center, biking circuit and an art house.

Both places are impressive in their own way, but the differences quickly start to pop up once you look closer. Punta Mita is all about the wow factor. Luxury and glamour at its best. Every condo, villa or hotel room inside the development is top-notch, which clearly narrows its market to the extremely wealthy sector of society. Ciudad Mayakoba also has those ultra-luxurious properties for the ultra-rich, but it has made a point of balancing out the community to include other segments of the market. It offers 7 different sub-communities inside the master plan creating a more inclusive community in opposition to Punta Mita’s more exclusive approach.

So, is Ciudad Mayakoba the new Punta Mita? No. Most of its glamour comes from the Mayakoba brand associated with the only PGA Tour golf tournament in Mexico which is hosted just across the street from Ciudad Mayakoba. It is a more family-oriented community, an interesting option for a long-term investment. A young family looking for a good place to live in Mexico would have a hard time finding a better place. Which is to say something. However, Ciudad Mayakoba is not, and does not aspire to be the new Punta Mita. One day, it could become the new Playacar (the successful gated community on the other end of Playa del Carmen), but to find the new Punta Mita you’ll be better advised to look into the several gated communities being built in and around Cabo or Tulum, where the real estate market is really heating up and the style is definitely more similar to that of glamorous Punta Mita.
