Casa Palapa is a stunning rental villa located between a secluded stretch of a beach of Tulum and a pristine jungle, only 8 minutes away from the city, and 2.3 miles away from the Tulum Pre-Columbian Maya ruins. It is only a -minute drive to Playa del Carmen, and Cancun is just 2 hours away. This beautiful oceanfront house lies in the northern part of Papaya Playa and is surrounded by independent yet to be completed facilities to form a completely self-contained private holiday unit. As for now, Casa Palapa is formed by a grand suite on top and on the ground level, you can find a double room and a two-bedroom suite.

The grand suite that occupies the whole upper floor embodies two large bedrooms with en-suite bathrooms and the master one boasts a double-king bed.  A lounge has been equipped with a private Jacuzzi and a multi-level sun terrace that overlooks the turquoise waters of the Caribbean. The ground floor two-bedroom suite connects with the rooms with a lounge. One of the bedrooms has a king size bed and the other one, two single beds; both have a private bathroom. The third bedroom downstairs has spectacular infinity views, a double bed, and a private bathroom.

You won’t find a TV in this house – it’s all about nature and raw but chic lifestyle, very different from typical resorts of the Mayan Riviera. It is an interesting combination of minimalism, as far as the number of furniture, amenities, and decoration is concerned, and lavish Mexican colors. The house owes its name to a 4,300 square feet palapa, a real giant lounge that features a full kitchen, a huge 20-seater dining table, spacious wine-rack, plush sofas, and soft bean chairs. The palapa is connected with the house by a curving infinity pool that finishes with a staircase which leads you directly to the alabaster sands of the beach. Other “necessary” facilities and services of the house include outdoor BBQ facilities, Wi-Fi, free parking, chef services, yoga classes and an access to a Papaya Project beach club and gourmet restaurant.

Absolutely loved papaya playa from the moment you walk in everyone is extremely friendly ! I went to many beach clubs and the one with he best pools and beach view is papaya Playa !!!! Also we rented a cabana and Santiago was our waiter and was definitely attentive with out being annoying and extremely nice he even helped me carry my four year old son from the pool after he fell asleep now that’s service!! I can’t wait to be back! Also I highly recommend you try the shrimp Sliders!!!!

Overall staying at the PPP was an amazing experience. If you're into the rustic, no frills vibe then this is the place for you. The staff were amazing to us, very helpful and rooms were always clean. Having said that, it is a rustic boutique hotel, air conditioning is at a minimum, the rooms aren't very lit (no makeup lighting LOL), and you may find a few critters in your room. Would have been nice to have a mini fridge in the room as the waters would just get warm throughout the day. But again I know this is a no frills resort so you can't expect too much. Funny enough the Wifi was fast no matter where you were in the resort! There were enough outlets in the room, I know some other guests complained about that but we were fine. We stayed in the oceanfront casita (4 person). Unfortunately for us the ocean was not swimmable, the seaweed/algae along the beachfront was so bad we couldn't even get to the waters edge. I understand this is an issue for the entire area of Tulum not just PPP. Recommend checking water conditions before booking your trip. Just want to say thank you to all the staff, they were beyond polite, especially the girls and guys at the front desk.

We absolutely loved our time at Papaya Playa. Why? For so many reasons - the location is amazing, the concept of the place is so cool/progressive, the stream-lined yet eco-conscious approach to environmental architecture is a refreshing change from much of what you'll find in Cancun, the breakfast in the morning which overlooked the dj set, the beach with the gentle tide (so we could swim with our kids). Dreamy!

My girlfriends and i just came back from the most amazing trip!!!! We stayed at Palapa house, the house is incredible the food is amazing the beach is breathtaking , but the best part of our trip was the service we got from Ale and Sol, they made our stayed magical!!!! thank you so much for all your help guys! I'm looking forward to go back soon!!!!!!!

The amenities were basic and clean. The view of the ocean was amazing and we loved watching the waves from our porch. The staff were very kind and really went out of their way to make you feel welcomed and at home. Overall we had a very nice time. However, had we known that the hotel throws a party every weekend, and an especially large one for the full moon, we would have stayed elsewhere. Considering that our room was a bit of a walk from the bar and restaurant, I was surprised by how loud the music was by us, and that it played until 4am into Sunday morning. Clearly many of the guests came for the party, and their partying didn't end at 4am. Needless to say, we did not sleep much our last night in Tulum. If I was 10 years younger, I would have loved the vibe and action. Again, the staff were so kind and we really appreciated their attentiveness. And the price is really good for the quality of the rooms. However, if you're looking to fall asleep at night to the lulling waves outside your window, this might not be your place.
