Beachfront Villas in Mexico With Staff: 64 With a Chef

The chef arrives at a beachfront house before anybody is up, and the first thing he does is open the doors onto the sand. By the time the first person comes down, the room smells of coffee and the sea is doing whatever it is doing that morning twenty metres away, and that is the entire difference between this and a very good hotel room with a view of the same water.

The old version of this page promised five houses. We have 107 beachfront houses in Mexico and 64 of them come with the chef in the rate, so five was never the number. Here is the real one, and where they are.

What counts as beachfront, and what it does not mean

A house is beachfront here when its own listing says so — specifically when the Outdoor tab opens with the word, which is a test we can apply to every property on the site rather than a judgement somebody makes per house. 107 of our published villas in Mexico pass it.

What that gets you is the sand, from your own gate, with nobody else on it. What it does not get you is ownership of it: Mexican beaches are federal land to the high-tide mark, all of them, everywhere, and a private beach is not something a house can legally come with. We have written about houses that really have a beach at length; the short version is that the useful thing is isolation, not title.

Where the 64 actually are

The distribution surprises people, so here it is plainly. 95 of our 107 beachfront houses are on the Caribbean side. The Pacific has twelve — eight in Punta Mita, three in Puerto Vallarta, one in Puerto Escondido — and Los Cabos has none at all, because on that coast the houses sit above the water on rock rather than on sand.

Of the 64 that also include the chef in the rate: Tulum 28, Playa del Carmen 12, Punta Mita 8, Puerto Aventuras 7, Isla Mujeres 4, Akumal 3, Puerto Vallarta 2. Twelve of them sleep twenty or more.

If you want to be on a beach with a chef already in the kitchen, in other words, you are mostly choosing a town on the Caribbean coast.

What "with staff" turns out to mean

The phrase covers a very wide range, so the only honest way to use it is to read each house's own list.

At the top end it means a brigade. La Colección Residences on Isla Mujeres — eighteen bedrooms, forty-eight people — lists a private chef cooking three meals at times agreed in advance, a cook from eight in the morning until nine at night, a waiter and bartender until ten, a concierge, housekeeping with evening turndown, somebody looking after you on the beach during the day, snacks between meals, and laundry back within twenty-four hours. You arrive by private SUV to the marina and then by private yacht to the house's own dock, which is how the listing describes the transfer.

At the other end it means two or three people who are very good at their jobs and do everything. And in between sits most of the list.

Butler we only print where the house itself uses the word: the four haciendas at Puerto Aventuras do, Villa Bella Vita on Tankah Bay does — butler from eight until eight, alongside a villa manager and a chef on the same hours — and three of the Punta Mita houses do. Everywhere else the person is a villa manager or a house manager, which is the job that actually makes a week work, and we would rather say so.

One more thing the listings are consistent about: the chef's hours are in the rate, the food usually is not. Groceries are billed at cost with a shopping fee, and the listing says so. The exceptions are worth knowing. Casa Ixchel in Tulum includes all meals, snacks and soft drinks, with menus built from ingredients bought that day. Villa Tulumar on Tankah Bay has no extra-cost list at all — chef, bartender, concierge, chauffeur, housekeeping, laundry and somebody raking the beach every morning, all on one page.

The houses, by coast

Playa del Secreto. Hacienda del Secreto is the largest thing we have on any beach: twenty-seven bedrooms, sixty-three people across four houses on the same stretch of sand, with a private chef and kitchen staff, turndown, a concierge, security and groundskeepers. There is a palapa built for dinners of that size, a yoga studio, a playground and a basketball court, and the airport is twenty to thirty minutes away. It is a wedding, a reunion or three families who like each other.

Puerto Aventuras. Hacienda del Mar sits on Fatima Bay — fifteen bedrooms, thirty-three people, chef for three meals, butler and bartender, and the marina a five-minute walk. Its three sister haciendas on the same bay take fourteen, twelve and ten bedrooms.

Tankah Bay and Soliman Bay, twenty minutes north of Tulum. This is the quiet end of the Caribbean. Villa Bella Vita is the one with the full staff list and twenty beds; Casa Ixchel is the small one with everything included and its own cenote, sitting against the Sian Ka'an boundary as the last property before the entrance.

Playacar. Casa Corazon has two chefs in the rate, eight until four, breakfast and lunch, with a villa manager on call around the clock and restaurants ten minutes' walk away. Eleven bedrooms, twenty-two people, on the sand.

The Pacific. Only two Vallarta houses are both beachfront and chef-included, and Casa Morada on the south shore is the bigger: eleven bedrooms, twenty-two people, a chef cooking three meals, a houseman, night security, and a beach of sand and larger stones. In Nayarit, Casa Todos Juntos sits right on the water outside the Punta Mita gate, eight bedrooms for eighteen.

Which one is yours

Count the people, then count the meals. Fourteen people for seven days is close to three hundred meals, and the difference between a house where that is somebody's job and a house where it is a line on a quote is the difference between a holiday and an administrative project — which is really a villa against a hotel argument in miniature.

Then pick the coast. If being on the sand is the point, it is the Caribbean, by ninety-five to twelve. If the town matters more than the water, that is a different page — the five destinations compared does it properly.
