Iyari Estates, in short.
Iyari Estates is a gated community inside the Punta Mita resort, on the Litibu Bay side of the peninsula. We have nine villas here, from four bedrooms to eight, sleeping eight to sixteen.
Most face the water directly. Several are recent — one completed in 2022 overlooking Litibu Bay with an infinity pool and jacuzzi, one in 2024 with unobstructed Pacific views, and one designed by the architect Jaime Barba.
Between them they offer private heated infinity pools, oceanfront terraces, direct sandy beach access, private stairs down to the ocean, plunge pools, outdoor hot tubs and six-passenger golf carts.
Within the gates, the Pacífico and Kupuri beach clubs and the Pacífico golf course are each about five minutes by cart. Punta de Mita village is a five-minute cart ride, Sayulita a twenty-five-minute drive, and Puerto Vallarta airport forty-five minutes.

Most of them. Several have oceanfront terraces over Litibu Bay with direct sandy beach access or private stairs down to the water; the rest sit just behind with ocean-view terraces.

Several are recent: one completed in 2022 on the bay, one in 2024 with unobstructed Pacific views, and one designed by the architect Jaime Barba. Iyari is among the newer communities inside the gates.
05What is included inside the gates?
Access to the Punta Mita beach clubs and golf courses is arranged through your concierge; several houses come with a six-passenger golf cart. Your written quote confirms exactly what is included for your stay.
