Playacar Phase 1 is the most exclusive residential section of the prestigious Playacar development, a gated beachfront community located immediately south of Playa del Carmen’s famous Quinta Avenida (5th Avenue). Phase 1 sits closest to the beach and contains the largest, most luxurious villa estates in the community, many with direct or near-direct access to pristine Caribbean sand. The area is uniquely distinguished by the Xaman-Ha Mayan archaeological site within the community grounds — ancient ruins surrounded by tropical gardens that you can explore on your morning walk.
The community offers residents and villa guests an 18-hole championship golf course designed by Robert von Hagge, tennis courts, an aviary with tropical birds, manicured walking and cycling paths through tropical jungle, and 24-hour gated security. Playacar Phase 1’s location is exceptionally convenient: walk out the gate and you’re on Quinta Avenida with its hundreds of restaurants, bars, boutiques, and galleries. The Cozumel ferry terminal is a 5-minute walk north. Cancún International Airport (CUN) is approximately 45 minutes north via Highway 307. What is the difference between Playacar Phase 1 and Phase 2?
Phase 1 is the beachfront section closest to the Caribbean, containing the largest and most luxurious villa estates with direct or near-direct beach access. Phase 2 is set further inland around the golf course, featuring a mix of villas and condominiums at generally more accessible price points. Both phases share gated security, the golf course, and community amenities. For beachfront luxury, Phase 1 is the premier choice.
What services are included in a Playacar villa rental?
Some Playacar Phase 1 villa booked through Villa Experience includes a private chef or cook (2–3 meals per day, groceries at cost), daily housekeeping, and a dedicated concierge.
