Villa Yum Kaax

Named after the Maya god of the forest, Villa Yum Kaax is a stunning eight-bedroom private villa in Tulum’s La Veleta neighborhood where Moroccan elegance meets minimalist jungle design. This modern interpretation of a Moorish palace sits in the heart of the tropical forest, built to connect intimately with the lush environment through seamless indoor-outdoor transitions, round arches, earthy hues, and fine materials that give the residence a regal yet relaxed atmosphere. Accommodating up to sixteen guests, the villa is ideal for family gatherings, wellness retreats, or groups of friends seeking a refined base from which to explore the Riviera Maya.

Each of the eight bedrooms features a king-size bed and private ensuite bathroom, with six rooms offering elegant bathtubs, some tastefully integrated into the suite design. The interiors showcase handcrafted finishes and soft architectural curves that reflect a fusion of cultures, while natural materials enhance the connection to the surrounding vegetation. Common areas are equally refined, with the large dining table positioned beside a patio jacuzzi and the elegant Caribbean gardens planted with endemic trees, creating a living tableau of color and texture.

The rooftop terrace is the crown of Yum Kaax, featuring the main swimming pool, sun loungers, and an ideal vantage point for watching the sun set over the jungle canopy. The outdoor spaces are designed for gathering, with multiple seating areas distributed across garden courtyards and terraces that capture the tropical breezes. Indoor and outdoor living merge through the architecture’s open design, allowing guests to drift between the pool, gardens, lounges, and dining areas with ease.

Villa Yum Kaax shares a wall with the neighboring Villa Ambre et Epices, and the two properties can be combined for larger group bookings of up to forty guests under the Villa Riad Ambre et Epices rate. Located just five minutes from downtown Tulum and fifteen minutes from the beach zone, the villa offers the perfect balance of seclusion and accessibility. Cancun International Airport is approximately 121 kilometers north, and the new Tulum International Airport is just 40 kilometers away.
