PLAYÄÄKUN is an exclusive eco-luxury estate set within the untouched paradise of the Sian Ka’an Biosphere Reserve, a UNESCO World Heritage site just south of Tulum. Situated on a slender strip of land between the Caribbean Sea and a serene natural lagoon, this hand-built five-bedroom villa was crafted by local artisans with exceptional care and detail, offering total seclusion and complete comfort for up to fourteen guests. A pristine white sand beach stretches from the villa’s doorstep, with a stunning coral reef teeming with tropical fish and sea turtles just one hundred meters offshore, while the placid lagoon behind opens up to guided boat tours, wildlife excursions, and ancient Mayan waterways.

The villa’s contemporary architecture blends seamlessly with traditional design elements to breathtaking effect. Large sliding glass doors create a perfect flow between the expansive indoor living spaces and the outdoor deck and pool area. Four of the five bedrooms feature king-size beds, ocean views, and direct beach access, each with ensuite bathrooms featuring tropical rain showers, dual vanities, ceiling fans, air conditioning, and safety boxes. A fifth bedroom provides flexible sleeping arrangements. A dedicated media room with Netflix ensures entertainment on quieter evenings, while the open-plan living and dining areas seat the full party at a custom table.

The outdoor spaces define the PLAYÄÄKUN experience. An infinity pool flows from the wooden deck toward the Caribbean, surrounded by hammocks, day beds, lounge chairs, and shaded beach loungers on the sand. The expansive rooftop terrace captures panoramic views of both the sea and the lagoon, incorporating solar panels that form part of the estate’s sustainable energy system. An al fresco dining table provides a spectacular setting for evening meals, and the surrounding jungle and palm canopy create a feeling of being enveloped by nature. Snorkeling gear, kayaks, and beach toys are available for exploring the reef and lagoon.

Service at PLAYÄÄKUN includes a full-time villa staff with housekeeper, gardener, and house manager.
