Casa Maya Ka’an

Located in the Boca Paila section of the Sian Ka’an Biosphere Reserve, a UNESCO World Heritage site just south of Tulum, Casa Maya Ka’an is a 3,875-square-foot beachfront villa that commands an extraordinary setting between the Caribbean Sea and the Caapechen Lagoon. This elegantly modern four-bedroom home accommodates up to fifteen guests and offers direct access to both an impeccable beach and the lagoon’s ancient Mayan canals, making it a sanctuary for those who seek world-class nature alongside refined comfort. Furnished with traditional woods and Oaxacan fabrics by the owners, every detail reflects attention to comfortable family living and gracious hospitality.

The upstairs level houses three master bedrooms with spectacular ocean and lagoon views. The principal master suite features a king bed with an additional single sofa bed, a wide-screen TV that rotates between the sitting area and bed, a built-in desk beneath a window framing the Caribbean, and a generous ensuite bathroom with a round Japanese soaking tub, walk-in rain shower, and dual vanity. Bedrooms two and three each accommodate up to six guests with two queen beds and two built-in sofa beds dressed as large sofas, private showers, dual vanities, terraces, and balconies. The two queen-bed rooms share a toilet between them, an arrangement rooted in the ecological restrictions of the reserve. A ground-floor bedroom with a queen bed and single sofa bed offers its own ensuite bathroom and terrace. Every bedroom has air conditioning.

The villa is equipped with every modern amenity, including Sky Television, WiFi, Xbox 360, Wii, DVD player, and a movie collection, all powered sustainably. The open-plan living and dining areas flow onto terraces and the beach, while a fully equipped kitchen supports the chef service available for all meals. Outdoors, the pristine beach invites swimming and snorkeling, and the lagoon provides world-class saltwater fishing for bonefish, tarpon, and permit. Guests can observe tri-colored herons, roseate spoonbills, and frigatebirds in their natural habitat while kayaking through mangrove-lined waterways. Fishing, kayaking, and float trips can all be arranged.

The Sian Ka’an Biosphere offers an unparalleled connection to nature. The Mayan ruins of Tulum and Coba are both a short distance away, and Tulum’s restaurants and nightlife are accessible from the reserve entrance. A biosphere entrance fee applies and is paid in cash at the reserve arch. The villa is accessed via a dirt road, and four-wheel-drive vehicles are recommended.
