Villa Los Primos is a beautiful and luxurious beachfront holiday home on the Mayan Riviera of Mexico. This villa can is located in the tranquil and exclusive hamlet of South Akumal, just a couple of miles from Akumal. This vacation residence is full of character and has more space than you could ever need. It has a living area of some six thousand square feet, not counting the large balconies, terraces and decks. The decoration is superb, with original paintings and regional antiques, while every room has ocean views. The living, dining, and kitchen areas’ size is impressive, as is the entrance hall, which is graced by a brick domed ceiling. Step out the back, and you find yourself on a gorgeous Caribbean beach. At the front, there is a charming private garden with a ‘casita’ (small guest house) and an enclosed carport.

Three of the 5 bedrooms enjoy ocean views, and the other looks out over the garden. Upstairs you can find the enormous master suite, which boasts a king-size bed, deluxe bathroom, and a balcony with wonderful ocean views. It has air-conditioning and a wall of mirrors. The second upstairs bedroom has two queen-size beds, a bathroom accessed from the hallway, and a balcony looking out to sea. The third upstairs bedroom is a studio with two futons and slatted doors opening onto the hallway, through which it accesses the same bathroom as the second bedroom. It also has a balcony with ocean views. Downstairs there is a spacious bedroom with a queen-size bed and a lovely bathroom. French doors and windows are all over this luminous vacation villa, allowing refreshing sea breezes to circulate, adding to the coolness and comfort. The charming guest house boasts the elegance of wrought iron trim and the color and beauty of tropical flowers all year round. This ‘casita’ has a bedroom with twin beds, a living room, a small kitchen area, and a bathroom. Our group of 12 stayed here and were extremely pleased with everything. The beds were very comfortable; each bedroom had its own air conditioning, kitchen adequately equipped, pool fantastic for kids, the garden area beautiful, very clean, and with a view that can't beat. Large bottled water is provided in the kitchen and bedrooms also. The cleaning and grounds staff were amicable and kept the property pristine. Beachfront was great, excellent snorkeling right offshore, calm waters, soft sand. We noticed people from other condos often walked down in front of the villa to enter the water if we weren't down there. It is rocky once you enter the water, so you will need water shoes if walking out (at least rocky though of all properties on the bay). It is perfect for small kids to learn to snorkel as it is shallow (you can walk out very far), and the waters are nice and calm due to the reef. Way a better location than Jade beach, where we saw large waves and sargasso grass in places. It is a fantastic property for bigger groups. We enjoyed every second here and would highly recommend it.

Superb stay as usual per repeat customers. Rocio, the agent, and Maria made our arrangements smooth and relaxing from the first day through the last day. The housekeeper Getty and her husband, Pedro, were friendly and efficient. We will naturally be back.

We've been to the region many times - usually staying in big all-inclusive or condos. We always wanted to find a great house on the beach in Akumal ever since we snorkeled out in this area a few years ago. Glad we did! Our group of 10 had a pristine, beautiful beach right out the back slider doors. You cannot beat the privacy and feeling like you've arrived in your own slice of paradise. Overall, I think we may have spent just as much time in the pool as we did in the ocean. Great to have both options. Regarding the house: it really has one of the best beaches right out the back door compared to the other houses in the area. Wear aqua shoes. Bring your snorkel gear. Lots of fish and shellfish to see in crystal clear knee-deep water. Slept 5 couples comfortably (had 2 sets of twins converted to kings before we arrived). AC works great in the bedrooms - no AC in the rest of the house (and late May was HOT - we would not go again this late in the year due to the humidity and heat). There's a charcoal grill that we used a few times - it didn't get as hot as we would have liked due to the humidity. Small wild hermit crabs crawl all over the beach and pool area at night - we had so much fun watching them. The turtles are breeding this time of year, so we could not roam about the beach at night. On the night before we left, a turtle laid her eggs right on the home's beach! Amazing! The conservationists were there confirming the nest—a very cool experience. You can go up to the roof and watch the stars at night. The housekeeping staff does a great job keeping everything spotless. I have to say it was a bit challenging getting around without a rental. The walk north to the restaurants is only about 30 minutes, but it felt like an hour. And if you are hot and hungry, it makes it worse. We all walked to town several times for dinner and then took taxis home. We ordered groceries, beer, and booze through rivieramayagroceries.com would definitely recommend. Our group went through tons of food and beverages, and Pedro (housekeeping staff) went to the grocery store for us a few times for a fee. He also helped arrange van transportation for us for one of our excursions out of Puerto Aventuras. About the area: Akumal has a few great restaurants. Don't miss La Buena Vida, been there now a few times and continue to love it (go for happy hour - super cheap). OK, shopping. I went to Tulum to a public beach and was a bit disappointed. I went on a Sunday when mostly local families come out. The beach clubs were crowded. Quite a bit of seaweed, too. Also spent a day in Playa Del Carmen - shopped, had lunch and dinner, spent some time on the beach. Also very crowded compared to what I remember of it from a few years ago. Seaweed is not bad. Honestly, we looked forward to being on our private beach - so much better. The best part of the trip - snorkeling with the turtles downtown Akumal (they are huge and peaceful and endangered - do not touch or annoy them). As of this trip's timing, you could walk into the water, swim out a bit (bring your fins) and see a few turtles. There's a big debate going on now between locals and conservationists (and maybe police and local hotels) about access to the turtles and possible fees for snorkeling there. It's a bustling place during the day, with many tours coming through. I hope the turtles win; they are amazing creatures. Overall I'd make this trip again, but I have a rental car for getting around.
